HI all. I live in Southeast Texas and currently trying to have 50k cash to invest. I am thinking about buying a piece of land maybe for about 30k, getting a loan for it, and use the 50k to buy a property/mini homes for rental. Mini homes should cost about 25k. Rental should go about 1500 a month.
Or should I just put all the money somewhere else? If so, where?
Real estate is tricky unless you really know what you’re doing and even then it can be a gamble. Unless you already have 6 months worth of expenses set aside as an emergency fund, do that first. Then consider tax deferred retirement such as an IRA. Index funds/ETFs are much less of a gamble.
I like to take passive positions in commercial real estate deals. A variety of risk/reward profiles and deal timelines. I’ve invested just over $1M into various deals and have seen lots of success with them. I typically target 15-20% average annual returns or so.
Buy the land and rent it out to people who want to put mini homes on it first. If that brings income, use it to buy mini homes to rent out. If it does not bring income, there probably isn’t demand to live in that location in a mini home. Tbh, my guess is that mini home living in a remote place has very low demand.
