How can I become a franchise owner with a small amount of money?

Hello everyone! I’ve wanted to start a real estate business for a long time. However, I know it requires a significant amount of time and money to buy land and build on it.

So, I’m thinking of starting small. I thought, why not try franchising first? But I’m unsure where to begin. I have at least $30,000 that I’m willing to invest at this point.

I understand there’s a lot of paperwork and approvals involved in finding a location and hiring someone to manage it. I’m not exactly sure how to get started. Could you please give me some advice?

I know this won’t be completely passive income, but I’d still appreciate any advice you can offer.

For instance: Invest $100,000, hold $100,000, purchase a $500k company, and finance $400k over a ten-year period at ~5.5%. Estimated earnings after loan are between $70,00 and $145,000.
