How Do You Make Money Off of Land?

Create a secure, fenced area where dog owners can bring their dogs to run and play. It’s becoming popular in the UK and could be managed easily with online bookings.

Dog parks are usually free in the US, but I’m not sure about Canada.

Consider hosting Spartan races or partnering with companies for events. There’s a huge following for that.

What about starting a large pumpkin patch?

Storing things might be your best bet if laws are tight—charging for storage of boats or equipment could work.

Maple trees for syrup-making could be profitable, as well as selling tree seedlings!

Have you considered farming?

If hunting leases are a thing in Canada, that could be an idea too.

You could lease it for crop or pasture land if allowed.

Consider planting fruit trees.

Selling the land or developing it for rental could work too.

Outdoor storage for campers and boats might be useful.

It all depends on the zoning of the property and what you’re allowed to do with it. Advertising costs money, too.

Utilize part of the land for storage, part for solar energy, and plant apple trees on the rest for apple picking in the future.

I don’t have firsthand experience, but I know someone who set up a solar farm on rural land and now sells power to the local grid.

Maybe set up solar panels and sell energy back to the grid if that’s an option in Canada.

What can you do with the land if you can’t do anything at all? It seems odd.

What is the current zoning for your land? Have you considered selling the soil to construction companies? Some landowners in Florida do that due to high development demands.

Could you sublease to farmers for crop production?

Consider offering day-use experiences like guided nature walks, foraging tours, or outdoor yoga classes. Many people seek quick escapes from the city. Partnering with local businesses for events or dinners can also help.

It’s tragic you can’t camp on your own land. What’s the point of owning it if you can’t pitch a tent? Laws like that deter people from owning land.
