Has anyone here ever invested in tax liens? Or know of a good book about it? I heard you can make 16-36% with them.

I haven’t invested in tax liens myself, but I’ve heard ‘The Complete Guide to Investing in Real Estate Tax Liens & Deeds’ by Alan Northcott is highly recommended. It covers everything from basics to advanced strategies. Might be worth checking out.

Here in the Phoenix metro area, we can get up to 16% interest. The auction starts at that rate, and bidders lower it until it stops. If the person doesn’t pay you back within a certain period, you can acquire the property. I’m not sure which books cover this topic, but you should visit the website of the county you’re interested in. They usually provide a walkthrough of the process. YouTube is also a great resource for understanding how it works. Keep in mind that each county is different, so it’s important to check with them specifically.
