What would you do with 60+ acres of undeveloped land in Louisiana?

I have about 60 acres of undeveloped land in south Louisiana. It is heavily wooded, located in a flood zone, and a few miles from the nearest town. Since a significant portion of it is underwater for at least 12 days a year, building at ground level isn’t feasible.

What are some ideas for generating passive (or nearly passive) income from this land? I’m willing to invest time upfront and am open to any suggestions.
