I have about 60 acres of undeveloped land in south Louisiana. It is heavily wooded, located in a flood zone, and a few miles from the nearest town. Since a significant portion of it is underwater for at least 12 days a year, building at ground level isn’t feasible.
What are some ideas for generating passive (or nearly passive) income from this land? I’m willing to invest time upfront and am open to any suggestions.

With experience in land management and investment, I’d suggest considering options like timber harvesting or leasing the land for hunting rights, which can be suitable for heavily wooded and flood-prone areas. Another idea is to develop a timber or forest management plan, which can provide sustainable income. You might also explore creating a conservation easement if you prefer to preserve the land while receiving tax benefits. For passive income, consider installing beehives for honey production, or even leasing space for cell towers if it’s in a good location. These approaches can leverage your land’s natural characteristics and provide revenue with minimal ongoing effort.
