I am a 21-year-old with no debt, good credit, and about $10k saved up. I know this is not enough to buy a billboard with good exposure.

I am wondering how realistic it is to buy or build a billboard. Could I finance it with a loan, thinking it will eventually pay for itself? It seems like it would be less expensive than a house loan, so maybe it’s possible.

I plan to rent out the ad space. I don’t know much about marketing but I can learn the basics. I would use my billboard to advertise itself and set up a website. I would also reach out to local businesses. I think this could be passive income because once I get the billboard and set it up, the main task is finding customers. Am I wrong?
