Where should we invest $300k?

Hey everyone, my mother-in-law passed away not long ago, and she left us around $300k. We’re thinking of investing it to make some extra money without doing much work. We don’t want to just put it in a savings account with high interest rates. Real estate seems like a good option, but we already have a big mortgage on our house, so getting another one might not work. Any suggestions?
